PROJECT CONTROL AND COORDINATION

  Construction is a Chaos where Different Business Items Follow Each Other, No Problem is Accepted as a Problem, and It Is Very Open to Reversible / Irreversible Errors. Even if you work with a good project team, Decision Errors and Errors in Accounts in Projects are in the Nature of the Project due to the Limitation of the Project Design Time, Stress, the Complexity of the Work / Process or the 'White Looking White Sees' Principle. Although it is not possible to reset them, they can be minimized.

  Analysis, Decisions, Permissions  After the Process, Design Criteria and Preliminary Studies, Plot Data and Technical Documents Should Be Fully Transferred to Selected Project Owners and the Design Process Should be Managed.    A) Architectural Project Control Items:

  • Making Necessary Negotiations by Interpreting Legislation and Obtaining Zoning Permit,

  • Checking the Best Use of Land Based on Map Data, 

  • Control of Use of Zoning Permit (TAKS, KAKS, Precedent, Height, Towing Distances) in Floor Plans,

  • Controlling the Layout of Buildings in the Layout Plan and the Independent Sections in the Floor Plans,

  • Control of the Locations and Measurements of the Carrier System (Column,  Curtain and Beam),

  • Controlling the Ergonomics of Independent Sections and Indoor and Outdoor Common Areas and Meeting the Needs,

  • Control of Building Entrance-Staircase-Elevator and Apartment Doors, Window-Balcony Locations and Furnishing and Socket and Shaft Locations According to These Places in Floor Plans,

  • Checking Overlap of Architectural and Static Projects by Matching 

  • On Plans and Facades  Checking that the Most Efficient Coating Materials and Details are Selected and Used Correctly,

  • The Most Efficient in Plans and Facades  Controlling the Selection and Correct Use of Heat - Water - Sound Insulation Materials and Details ,

  •  Control of Coating Materials and Details of Common Areas in the Garden,

  • Checking the Compliance and Accuracy of 3D Images with Floor Plans and Facade Design in the Architectural Project,

  B) Coordination of Architectural and Engineering Projects:

  • Interpreting Legislation and Obtaining Construction Permits from Administrations,

  •  Ensuring that the Decisions Taken with the Analysis are Most Efficiently Sitting on the Land, According to the Map and Ground Data,

  • Transfer of Building Need Analysis, Decisions and Technical Documents to the Architectural Project Group,

  • Accompanying Architectural Design Alternatives and Controlling the Compliance of the Design with the Decisions,

  • Coordination and Control of Compliance of Architectural and Static Projects with Plumbing Projects,

  • Control of What Needs to be Done in Projects for Selected Materials and Equipment,

  • Control of Compliance of Architectural and Engineering Projects with Relevant Regulations,

  • Follow-up of Projects and Documents in License Application before Building Inspection, Municipality and Other Related Institutions,

​  Even If the Investor Gets Construction Supervision Service, Wrong Material and Detail Selections that were not intervened in the design phase are noticed and corrected after the construction starts, so the crews are destroyed and the productions are made again. Time Causes Loss of Patience and Chaos.
